The Dubai property purchase, step by step

No jargon. No surprises. Just the seven stages every buyer moves through — and what to have ready at each one.

Step 01

Work out the real cost before you view

Start with the purchase price, then add every transfer-day fee. Dubai Land Department fees, brokerage, trustee office and mortgage costs can add 6–8% on top. Use the cost calculator to see the cash you will actually need.

The biggest mistake buyers make is budgeting for the price, not the outlay.

Step 02

Get your finance ready

If you are buying with a mortgage, secure a pre-approval before you make an offer. UAE lenders require 20% down up to AED 5m and 30% at AED 5m and above. Cash buyers should have a proof-of-funds letter ready.

Pre-approval tells you your real budget and makes your offer stronger.

Step 03

Find the property and make an offer

Once you shortlist, I run community and building-level due diligence — service charges, reserve funds, recent transfers and any special levies. When you are ready, we submit a written offer with clear terms.

Offers in Dubai are usually made against a 10% deposit cheque held by the broker.

Step 04

Sign Form F and pay the deposit

Form F is the official memorandum of understanding. It records the price, payment schedule, agency fee and any conditions. At this stage the buyer's deposit is typically placed with the brokerage.

Read the exit clauses carefully. A good Form F protects both sides.

Step 05

Apply for NOC and finalise the mortgage

The seller applies for a no-objection certificate from the developer. In parallel, the bank orders a valuation and issues the final offer letter. This stage usually takes two to four weeks.

NOC fees and outstanding service charges are usually settled before transfer.

Step 06

Transfer day and title deed

On transfer day, the buyer brings the remaining balance plus all fees. The title deed is then issued in your name at the Dubai Land Department trustee office. With a mortgage, the bank registers its charge at the same time.

Bring manager's cheques or a bank transfer receipt — cash is not accepted.

Step 07

Handover and utilities

Once the title deed is issued, the property is handed over. We then arrange DEWA, district cooling and owners association transfers so you can move in or let the unit out.

Set aside a small buffer for moving, DEWA deposits and any immediate maintenance.
