Numbers before narrative
Every recommendation comes with the fee stack, the service charge and the net return written down. If the maths does not work, I say so — even when it costs me the transaction.
Meet your advisor
I am Ryan Dixon, a Dubai residential specialist working with end-users and investors across the freehold market — from first apartments in the Marina to Palm Jumeirah rebuilds.

I moved to Dubai over a decade ago and spent my first years watching capable, well-funded buyers get caught out by the same thing: nobody had told them the transaction cost. They budgeted the price, agreed the price, and then met a 6.4% surcharge in the final fortnight.
So I built my practice the other way around. Before a viewing, you get the fee schedule. Before an offer, you get the running costs and the realistic net yield. Before transfer day, you get a dated payment plan showing exactly what clears and when.
The result is a client base that mostly arrives by referral, and repeat investors who already know what the second and third purchase will cost them.
Every recommendation comes with the fee stack, the service charge and the net return written down. If the maths does not work, I say so — even when it costs me the transaction.
I represent your side of the table. You will always know who pays me, how much, and at what point in the process it becomes payable.
Yield and resale liquidity are decided building by building, frond by frond. General market commentary is not advice.
A 20-minute call is usually enough to tell you whether a property, a community or a funding plan stacks up.
